Most Roof Leaks Are Small Problems in Predictable Places

A water stain on the ceiling feels like the roof has failed. Usually it has not. The field of a shingle roof, the wide open part, almost never leaks on its own. Water gets in where something interrupts the roof: a plumbing vent, a chimney, a wall, a valley, a skylight.

That is good news, because those are repairable. A roof repair in Chippewa Falls is most often a few hours of work at one of those spots, not a new roof.

The catch is that the repair has to be aimed at the right place. Sealant smeared over the general area buys a season at best. We find the entry point first, show it to you in photos, and then price the fix. If the roof turns out to be beyond repairing, we will say that plainly and explain why.

Where Wisconsin Roofs Leak

Cold changes how roofs fail. Rubber goes brittle, metal moves, and sealant that was fine in August cracks in February. These are the spots we check first.

Pipe boots

Every plumbing vent comes through the roof inside a flashing with a rubber collar. After enough winters the collar splits where it hugs the pipe, and rain runs down the outside of the pipe into the house. It often shows as a stain near a bathroom or kitchen. The fix is a new boot woven into the shingles, not caulk around the old one.

Chimney and wall flashing

Where a roof meets brick or siding, overlapping pieces of metal carry water past the joint. Older homes near downtown and along the Chippewa River have brick chimneys whose mortar has loosened, so the counter-flashing lets go. Dormers and second-story walls leak when the step flashing was skipped, reused or sealed over. Roof flashing repair means lifting the shingles, replacing the metal and putting it back in the right order.

Valleys

Two slopes drain into every valley, so it carries more water than anywhere else on the roof. It also collects leaves, pine needles and ice. Shingles cut too tight, nails placed too close to the centerline, or worn-through valley metal all show up here.

Missing, lifted and cracked shingles

Wind breaks the seal between courses and folds tabs back. Once a tab has creased, it will go again. We replace the damaged shingles, check the ones around them, and hand-seal where needed. Vents, skylights and nail pops

Plastic roof vents crack. Skylight flashing kits age out. Nails back out of the deck with seasonal movement and push a shingle up from below, leaving a small hole. Each is minor alone and easy to miss from the ground.

Ice Dam Roof Repair in the Chippewa Valley

If your roof leaks in the middle of winter with no rain in the forecast, suspect an ice dam. Heat escaping into the attic warms the roof deck and melts the underside of the snow. The meltwater runs down to the eave, which sits out past the heated wall and stays cold, and refreezes there. The ridge of ice grows, water pools behind it, and standing water finds its way under shingles that were only ever designed to shed it.

The Chippewa Valley is built for this problem. The Wisconsin State Climatology Office lists normal snowfall at the nearby Eau Claire station as 55.4 inches a year, and snow often sits on a roof for weeks.

Why does my roof only leak sometimes?

Because most leaks need a particular set of conditions. A failed pipe boot may only leak in a long soaking rain. Flashing on a west-facing wall may only leak when wind drives rain against it. An ice dam leak shows up on a mild day after a week of cold, with no rain at all. Tell us what the weather was doing each time, and it usually points straight at the cause.

The stain on my ceiling is nowhere near anything on the roof. How is that possible?

Water rarely drops straight down. It gets under the roofing, runs along the underlayment or down a rafter, and drips where it meets a seam, a nail or a light fixture. The entry point is often several feet uphill from the stain. That is why we trace a leak from the attic side and the roof side before we quote anything.

Can you repair a roof in winter?

Many repairs, yes. Flashing, pipe boots, vents and small shingle replacements can be done on a dry day when the roof is clear and safe to walk. Shingle sealant does not bond well in the cold, so winter shingle repairs are sealed by hand. When a roof is buried in snow or iced over, we make it watertight where we can and schedule the permanent repair for safer conditions.

Is a roof leak covered by homeowners insurance?

It depends on what caused it. Policies generally cover sudden damage, such as shingles torn off by wind or a limb through the roof, and generally do not cover wear and deferred maintenance. Your insurer makes that call under your policy. We can give you photos and a written description of what we found so you have something concrete to send them.

Will the new shingles match the rest of my roof?

Close, not perfect. Shingles fade and colors get discontinued, so a patch on a fifteen-year-old roof is usually visible if you know where to look. We match the shingle type and get as near to the color as current products allow. On a rear slope it rarely matters. On the front of the house, we will tell you beforehand how noticeable it is likely to be.

How long will a roof repair last?

A repair done properly, with new flashing or a new boot rather than a bead of sealant, should last as long as the roofing around it. That is the catch: if the surrounding shingles only have a few years left, the repair buys those years and no more. We tell you which situation you are in before you spend the money.

Do you repair metal and flat roofs, or only shingles?

All three. On metal roofs the usual repairs are backed-out or worn fasteners, failed sealant at trim and penetrations, and damaged panels. On flat roofs it is open seams, punctures and flashing at walls and rooftop units. The approach is the same: find where the water is getting in, then fix that.
